Sealy is a city of 6,839 people (2020 Census) in Austin County, Texas, on I-10 about 50 miles west of downtown Houston. A railroad founded it in 1879, and it gave its name to the Sealy mattress. It has a compact historic downtown, city parks, planned subdivisions and rural acreage. This guide also covers the practical checks to make before you buy here: city limits, taxes, flood risk, schools and the commute.

A town the railroad drew
Sealy was laid out by a railroad. In 1875 the Gulf, Colorado & Santa Fe Railway bought 11,635 acres from the San Felipe de Austin Town Corporation and surveyed a townsite. The town was founded in 1879 and named for George Sealy, one of the railroad’s directors. By August 1880, two passenger and two freight trains passed through daily, and Sealy had a roundhouse and machine shops as a division point between Galveston and Temple. The MKT ran a spur through town in 1895, and the Cane Belt Railroad added a third line in 1901. Residents voted to incorporate as a city on August 16, 1949.
BNSF and Union Pacific both run through Sealy, and three highways meet in town: I-10, US 90 and SH 36. The Sealy Economic Development Corporation puts the city about 50 miles from downtown Houston and 120 miles from Austin.
The 2020 Census counted 6,839 residents, up from 6,019 in 2010, according to the Sealy EDC. The city covers about 11.7 square miles, and Census Bureau estimates (ACS 2024 5-year) put it at about 2,946 housing units.
Walking downtown
The eight-block Main Street district is compact enough to see on foot. A short loop takes in several buildings on the Discover Sealy historic list:
- Preibisch Building, 207 Main St., built 1886–87
- Hackbarth Building, 111–113 Main St., built 1907, with a cast-iron storefront
- Haynes-Felcman Home, 305 Hardeman, built 1901–02
- Dr. James West Bostick House, 319 Hardeman, built 1895
Daniel Haynes arrived in 1881 and in 1885 invented a process for making felted-cotton mattresses. The Sealy mattress company was formed from his patents in 1906, and a historical marker for the Haynes factory stands at 109 N. Hardeman.
German settlers left their mark as well. A singing society, the Liedertafel, built an eight-sided hall in 1914, and the fire department’s Firemen’s Frolic began there in 1934. In 1944 the society’s stockholders voted to sell the hall to the fire department, and Fireman’s Park opened in June 1945.
MUDs, planned communities and the city limit
Growth around Sealy is being planned just outside the city limits, in the extraterritorial jurisdiction (ETJ). Land in the ETJ can be placed in a municipal utility district (MUD), which adds its own tax. Austin County MUD No. 4, created by the Legislature in 2023 in Sealy’s ETJ, can construct and finance water, sewer, drainage and road facilities. In July 2025, Connor Investment and Windy Hill Development announced The Grove, a 300-acre planned community north of I-10 that is slated to include nearly 1,400 single-family homesites.
So a property near Sealy usually falls into one of three settings, and each one changes the tax bill, the utilities and the rules:
- Inside the city limits. City services, city ordinances and the City of Sealy property tax apply.
- In the ETJ. No city property tax, but check for a MUD and its rate.
- Unincorporated Austin County. Farther out, land is the draw, and a property may run on a private water well and a septic system.
Land and the ag appraisal
Acreage near Sealy may carry an open-space (1-d-1) agricultural appraisal, which can change what you pay in taxes. Under the Texas Tax Code, as the Comptroller explains it, land can qualify if it is principally in agricultural use now and has been in agriculture or timber production for at least five of the past seven years. The owner applies to the appraisal district. If the use changes, rollback taxes are due for each of the previous three years in which the land got the lower appraisal, and interest may apply; confirm the current rule under Tax Code §23.55 with the appraisal district. Land that already has an ag or timber appraisal can switch to wildlife management use if the owner carries out at least three of seven approved practices.
On a tract with an ag appraisal, ask:
- What appraisal does the land have now, and how does the current owner qualify?
- Will you keep it in qualifying use after closing?
- What would a rollback cost if you don’t?
On rural tracts, ask for any well and septic records, and have both inspected.
Water and flood checks
Three waterways shape Sealy’s flood history: the Brazos River, the San Bernard River and Mill Creek. On August 27–28, 2017, during Hurricane Harvey, Austin County officials forecast the Brazos at the San Felipe gauge to reach 129.3 feet, urged residents of low-lying, flood-prone areas to evacuate, and forecast flooding on all three. SH 36 in front of Walmart was starting to flood, and the Sealy Police Department’s closure list included SH 36 at FM 949, at Gindorf (Mill Creek) and at Orange Hill Road, plus FM 331.
Neighboring properties can carry very different flood risk. For any address:
- Check the FEMA flood map at the FEMA Map Service Center (msc.fema.gov).
- Read the City of Sealy’s floodplain ordinance, if the property is inside the city.
- Ask how the property did in 2017. Near the Brazos, the San Bernard or Mill Creek, ask the seller directly about Harvey and whether water reached the house, the outbuildings or the road in. Then get a flood insurance quote, even if the property is outside a mapped zone.
Getting to work
Census estimates (ACS 2024 5-year) put the average commute at 24.7 minutes for Sealy residents and 28.5 minutes for Austin County as a whole. The Sealy EDC’s undated list of approximate headcounts (full- and part-time) puts the Walmart Distribution Center at 1,000 employees, Sealy ISD at 461, the Walmart store at 229, Gulf States Toyota Parts at 130, International Paper at 105 and ACME Brick at 101.
I-10 has been under construction on both sides of town. The Colorado County Citizen reported that the $141 million project widening I-10 from FM 359 to the Brazos River, near Brookshire, was finished on July 1, 2025, so that stretch east of town is no longer a work zone. West of Sealy, the Colorado County segment from FM 2434 to US 90 is being widened from four lanes to six; that work began in October 2024 and is projected to finish in 2027. If your drive takes you west on I-10 into Colorado County, plan for that work zone until it’s done.
Schools: Sealy ISD
Sealy ISD serves Sealy, San Felipe and Brazos Country in southern Austin County. It has four campuses:
- Sealy Elementary and Selman Elementary (early education through 5th grade)
- Sealy Junior High (6th–8th)
- Sealy High School (9th–12th)
The Texas Tribune lists 2,987 students for 2023–24 and a 2024–25 TEA accountability rating of C. Attendance zones can change, so confirm the assigned campuses for a specific address with the district.
Property taxes: add up every layer
A Sealy tax bill is the sum of several taxing units:
- City of Sealy: $0.37856 per $100 of value for the 2026 tax year (Ordinance 2026-34): $0.20548 for maintenance and operations plus $0.17308 for debt service. Property outside the city limits doesn’t pay it.
- Austin County and Sealy ISD: both set new rates each year; get the current adopted rates from the Austin County appraisal district.
- A MUD, if there is one, on top of everything above.
Pull each property’s taxing units and exemptions before comparing monthly costs. The sales tax rate in Sealy is 8.25%.
Parks and weekends
Three city parks, each with a different focus:
- Abe & Irene Levine Family Park, 410 Main St., across from City Hall: a gazebo, a large pavilion, sand volleyball courts, a playground and a small splash pad
- Mark A. Chapman (B&PW) Park: a walking/jogging track, baseball, softball and T-ball fields, a soccer field, pickleball courts, batting cages and a fishing lake
- Cryan Memorial Park, 1500 Miller Rd.: an 18-hole disc golf course, the Irene LeBlanc Splash Pad, a skate park and a trail around the pond
Nearby San Felipe has two state sites. Stephen F. Austin State Park sits on the Brazos, with about five miles of hike and bike trails, campsites, screened shelters and a cabin. The San Felipe de Austin State Historic Site marks the town Stephen F. Austin founded in 1823 as the headquarters of his colony, which its residents burned in 1836 during the Runaway Scrape.
For healthcare, the Sealy EDC lists Mid Coast Medical Center in Bellville, 14 miles away, with 32 beds and 24-hour emergency care.
