Resources for Buyers

What to expect when you buy a home, land or acreage in the Katy, Fulshear and Houston area.

1. Get pre-approved

Talk to a lender before you start touring. A pre-approval tells you what you can comfortably spend, and a lender’s letter makes your offer stronger when you find the right place.

2. Decide what matters most

  • Location, commute and school district
  • Budget for the whole payment, including property taxes, HOA dues and insurance. Many newer communities around Katy and Fulshear also carry MUD or PID taxes.
  • Flood history and flood insurance costs
  • Lot size, acreage and how you plan to use the land

3. Search and tour

Use the home search to see every listing on the market, then let Angie know which homes you’d like to see. Before touring, you’ll sign a written buyer agreement that explains how Angie will represent you and how she’s paid. She’ll walk you through it.

4. Make an offer

Angie prepares your offer on the standard Texas contract and helps you decide on price, earnest money and the option period. The option period is a short window, bought with an option fee, when you can inspect the home and still walk away.

5. Inspections, appraisal and survey

Schedule your inspections early in the option period. Your lender orders the appraisal, and the title company handles the title work and survey requirements.

6. Closing

You’ll do a final walk-through, sign at the title company and get your keys. Angie stays with you through every step.

Buying land, a farm or a ranch?

Rural property has a few extra things to check:

  • Water well and septic system: age, condition and any inspection reports
  • Fencing, access, easements and a current survey
  • Agricultural (ag) tax valuation, and what it takes to keep it
  • Mineral rights, and whether they transfer with the land
  • Floodplain maps and any deed restrictions
